This screened in paver patio project in the Angeline community was a referral from our BNI Group. We’ve done a lot of work in Angeline with screens and pavers, so we were happy to have the opportunity for this job.
We originally met with the owner in mid November. He bought the home over the summer and was recently moved in. After several updated proposal and renderings, they decided to move move forward January 6th.
Outdoor Oasis proceeded to help with the HOA drawing for HOA approval. We then submitted for permitting to Pasco County. Since it is a slower time of year, the permit was approved in about 3 weeks. It typically takes 4-6 weeks. We were able to get the crews lined up to start the Monday after.
However, after visiting one of their neighbors, the owners changed their mind from doing a concrete patio to pavers. They really liked the look. If he had hired different contractors for the concrete and screen, it might’ve costed them their deposit. But since he was working with a company like us that offers several different options, we were able to get the pavers and the installers lined up with no delay in the project timeline.
We started the project Monday February 16th with the forming of the footers. We scheduled the footer inspections for the next day. On Wednesday we were able to pour the footers and after letting the concrete dry, we finished the pavers over the next few days.
The screen installation started the next week. Mr. Alch requested a custom double door, which we were able to accommodate him with. The owner also requested a custom 8″ kickplate instead of the standard 16″ required by the Angeline HOA, which we were able to get approved. This allowed him to enjoy a little bit more of his panoramic view in the back while still having the kickplate protection.
After the pavers and screen were installed, we brought out the clean and seal crew to add the finishing touch. The homeowner was very pleased with the final product, noting he would be happy to be a reference for any future customers, which were very pleased to hear.
The project passed final inspection the next day and was complete. Mr. Alch has expressed interest in a pergola and possibly fire pit with seating wall in the future. In the meantime, he can enjoy his new outdoor space.
Project Status and Timeline Highlights
- Deposit Received: Tuesday, 1-6.
- HOA & Permitting: The project received local HOA approval on 12-19 and was submitted for the Master HOA review shortly after. The official permit was submitted 1-21
- Start Date: Confirmed for Monday, 2-16.
- Inspections: The footer inspection is scheduled for Tuesday, with the final inspection set for the following Monday
Technical Scope of Work
The project is a comprehensive backyard transformation that integrates several of our core trades:
- Concrete Extension: A 12×15 (180 sq ft) slab extension. Note that the drawing requires a 1/4″ drop per foot (totaling a 3″ drop) to ensure proper pitch and drainage away from the home.
- Screen Enclosure: Features a 15×12 roof system, side lanai screens, and a panoramic back for unobstructed views
- Footers: Approximately 39 linear feet of 12×12 with 2 #5 rebar concrete footers
- Refurbishments: The client opted for stainless steel screws and full painting to match.
- Post-Construction: we discussed adding a pergola and fire pit with wall seating in the future
